What is the Secconda scheduling application?

The SeccondApp is an intuitive real-time scheduling app that provides equitable opportunities for owners. The application shows 24 months of real time availability and will allow two booking options: Program Stays or On The Go Stays. It will provide a summary of all kinds of useful information, such as the balance of nights for the rest of your year, the balance of Program Stays, a summary of your past and future bookings, property information, and basic useful information.

How many nights can I stay in my home?

Yearly access is fully dependent on the amount of shares owned. Each share owned grants 44 nights out of a 365 day cycle. This 365 day cycle is counted relatively to the beginning of your ownership, not a natural year. So if you acquire a share on the 4th of February 2022, for example, that would mean that your 365 day cycle begins to count on the 4th of February, and those 44 nights would be counted between the 4th of February 2022 and February 3rd of the following year

What are Program Stays and how many can I schedule?

Program Stays are booked between 8 days and 24 months before the intended date of arrival. Each owner is entitled to a maximum of 6 Program Stays at a time for every share owned. One Program Stay may last between 2 and 7 nights. Staying between 8 and 14 nights will be considered as two Program Stays.

What are On The Go Stays?

On The Go Stays are stays reserved between 2 and 7 days before the intended arrival day. These stays count towards the total annual stay nights, but are not considered as one of the 6 Program Stays allotted to each owner per share of ownership.

How long can a stay last?

One share will entitle an Owner to stay a minimum of 2 nights and up to a maximum of 14 nights in one single reservation. However, if a stay lasts between 2 and 7 nights, it will be considered one Program Stay. If the stay lasts between 8 to 14 nights it will be considered as two Program Stays. If an Owner holds two shares, this will entitle the Owner to reserve a stay of up to 28 nights, which would count as 4 Program Stays of the 12 Program Stays that the Owner may hold at a time

How far in advance can I schedule a stay?

Booking may happen from 2 days up to 24 months in advance of arrival.

Are back-to-back stays allowed?

Owners are not allowed to book back-to-back stays to ensure equal access for every Owner. Instead, arrival dates must be at least 7 days away from that same Owner’s previous departure, even if the stay was for less than 7 nights. Moreover, if an Owner’s previous stay lasted 7 nights or longer then they must wait an equal amount of nights before their next arrival. However, this rule does not apply if you are scheduling an On The Go Stay.

What are Memorable Dates and how many can I reserve?

Memorable Dates are recognized holidays that must be booked for a minimum of three nights. Owners are entitled to reserve up to one Memorable Date at a time per share owned. Once you begin to enjoy your Memorable Date stay, you will be able to reserve a new one.

Properties in Europe include the most repeated holidays across European countries. Memorable Dates include Easter Friday, Good Monday, Labour Day, Christmas, New Year’s Eve, etc. Properties in the Dominican Republic include local and US holidays.

Will I get the Memorable Date I want?

Secconda scheduling rules ensures that every Owner will have the opportunity to enjoy at least one Memorable Date, per share. Each share entitles an Owner to reserve and hold one Memorable Date at a time. It could happen that an Owner does not get first choice Memorable Date in a given year, but with the 24 month reservation window and the limit to 1 Memorable Date at a time reservation per share, it is likely that Owners will enjoy their top choices.

How are Memorable Dates computed?

Memorable Dates must be booked between 8 days and 24 months before the intended date of arrival. Therefore, they are considered within the available Program Stays that an Owner may enjoy at a time, depending on the amount of shares owned.

If for any reason, a Memorable Date were to be available between 2 and 7 days before the mentioned date, an Owner will be able to reserve it as an On The Go Stay regardless of having an active Memorable Date reservation. In this case, the stay reserved between 2 and 7 days before the Memorable Date is considered just as an On The Go Stay and not computed as a Memorable Date.

What is a High Season?

High season includes the most valued dates for each location, either because of the weather, the number of services and events available at that location during a specific season, etc. A High Season will consist of 80 days per property

How many nights can I reserve within a High Season?

To ensure equity among all the owners of a Property, each share will entitle its owner to enjoy 10 nights within a High Season. In addition, in case three months before the High Season begins there are still free slots, Secconda will notify all the Owners that they can reserve additional nights within the High Season

Once I have reached the maximum of reservations available at a time, how can I reserve the rest of the nights I am entitled to?

As soon as your Program Stay begins, SeccondApp will automatically release that reservation from your active Program Stays allowing you to reserve new Program Stays.

Can I transfer nights from one year to the next year?

SeccondApp will provide all Owners with a 24 month calendar view so everyone can have the same opportunities to spend their available nights. Nights not enjoyed one year will not be transferred to the following year night count.

Can I cancel stays that I booked?

Cancelations can be made with no penalty at least 60 days before the intended arrival date. If an Owner needs to cancel with 59 days or less before the arrival date, the SeccondApp will notify all other owners so they may take up those days. There is no penalty if all the recently cancelled dates are rebooked, however should all or part of those days remain unused, they will count as part of the initially scheduled owner’s annual night count for the year.

What are the arrival and departure times?

Secconda follows standard arrival time at 3:00 p.m. and departure time at 11:00 a.m. local time. Early or late arrivals and departures may be requested and will be processed in accordance to availability set by the calendar and upkeep schedule (including cleaning). Requests are either accepted or denied as soon as possible, usually 48 hours prior to either arrival or departure to facilitate planning.

Are certain owners prioritized during scheduling?

There are no priority rankings for scheduling dates. Our SeccondApp invites all Owners to schedule their stays with equal access based on real-time availability.
