What am I buying with Secconda?

When you purchase a share of a property-specific limited liability company, you buy a share of a Property Company that exclusively owns a home. You may purchase between 1/8 or 4/8 of the Property Company, which in the latter will increase your number of nights and stays. Secconda will keep providing the SeccondApp reservations system, the full management of the property and of the Property Company, and will help resell your share if you wish to do so.

Is buying with Secconda similar to a typical real estate transaction?

Its similar in a way as you will end up being the owner of a property. However, in Secconda you are buying a share of a Property Company that owns a property and not buying directly a property.

Is financing available?

At this time we are not able to offer integrated financing to our buyers. Buyers are welcome to support their purchase through personal loans or home equity financing

Will I truly have ownership of my home after buying a share?

Yes! Your purchase grants you a share in a property-specific limited liability company, which is the exclusive owner of the home. You and fellow co-owners of the Property Company will be the owners of the home.

Will my share’s value increase if the home appreciates in value?

Yes. Any equity gains go to you, the Owner!

How will I schedule my stays?

You can schedule time to use your property through the SeccondApp, with two possible types of bookings: Program and On he Go. For Program Stays you must schedule between 8 days and 24 months before your intended arrival. Each Owner will be able to book a Program Stay on a Holiday or otherwise specified Memorable Date. For On Go stays you only need to schedule between 2 and 7 days before your intended arrival. Stays are proportional to the number of shares owned.

What about monthly costs for owners?

All home operating costs are turned over to the Owners to be split proportionally, with absolute transparency and no increases on our behalf. These will include management of the property, maintenance costs, cleaning, and property taxes. We charge a fixed monthly fee, which will depend on each country, covering oversight of the Property Company along with owner support and technological improvements to make your ownership experience the best possible.

Are owners allowed to rent their days?

Yes, it is possible. At Secconda we believe that as an Owner you should be able to decide if you want to rent your days or not. Your limit will be the number of days you have to enjoy. However, as we believe that Secconda homeowners are here to enjoy, we do communicate any potential rent to all homeowners before closing it in case someone wants to use the home on those same dates. Secconda will be the one to manage all aspects of rentals to make sure everything runs smoothly.

Can I sell my ownership interest?

Owners have the freedom to sell their ownership interest at any time after 12 months of initial ownership. Owners interested in selling are free to set the price and assign the real estate agent of their choosing who will market the home in the same way as a whole home listing. If you prefer, we are happy to get involved in the sale, but that is totally up to you!

What services does Secconda provide once the sale is finalized?

Secconda stands with you before, during, and after your purchase. Aside from continuously modernizing the SeccondApp technology, Secconda manages all homeownership aspects. These include: overseeing of the Property Company, resolution of disputes between owners or with the local municipality, and oversight of the property management company. Beyond these services, for property taxes, Secconda handles payments and directly provides forms for you. We also manage the rentals that owners decide to do.

Will I be responsible for home maintenance?

While all home operating costs are turned over to the Owners to be split proportionally, Secconda manages the particulars by hiring local professionals. These  particulars may include landscaping, gardening, pool maintenance, and gutter cleaning.

Will Secconda manage my home directly?

Homes are managed by Secconda through the Property Company and through a third-party manager. Thanks to our easily accessible feedback system we are able to ensure constant communication between property managers and property owners. Property managers with significant experience and the highest of standards are locally identified and hired by us.

How are Secconda Homes furnished?

Secconda Homes are furnished by expert interior designers with special attention to the location, style, and needs of the home. Am I protected if my co-owners don’t pay their bills?

Yes, as a Secconda Owner you are protected from any and all financial responsibility generated when an owner defaults on their payments. Secconda assumes this burden as the manager of the home’s Property Company. This is the advantage of being part of our ownership program!

Am I responsible for damages made by a co-owner to my home?

While the vast majority of Owners cherish and protect their shared property, sometimes accidents happen. As part of our quality assurance, we thoroughly inspect the property after each visit. If any damages are found that surpass ordinary wear and tear, repair costs are charged to the Owner who used the home last.

Am I allowed to leave personal items at my home?

Of course! Every owner will have access to designated storage space for any items they want to keep at the home. The size of the space will be dependent on the property.

Am I allowed to bring my pets?

We are happy to welcome up to two dogs or two cats per visit with some limitations specified in the housing policy.

What rules do owners have to follow?

All owners and guests must adhere to Secconda’s Code of Conduct as well as any specific provisions within your operating agreement.

Is the property company co-ownership structure new to real estate?

Co-ownership of real estate through a limited liability company is a well established legal practice. Still, independently setting up and managing a limited liability company can be a long and arduous process, complicated by interpersonal relationships. We provide the best co-ownership real estate system for you to own and enjoy your home with ease and without having to worry about management or interpersonal conflicts.

Is Secconda a timeshare company?

No, Secconda is not a timeshare company, it is a fractional property company that assists you in finding, buying, and enjoying a home. While most timeshares sell usage rights for limited time in either a hotel or property that a multitude of other people use, we facilitate actual ownership of a real estate asset that can be kept or sold at any point after 12 months of ownership. We handle the property management of the home, offer a hassle-free experience, provide absolute transparency on the company's expenses, and facilitate reselling on the open market.

What are target listings?

Target Listings are listings of whole homes that we have identified as having potential to be purchased thanks to their location, amenities, and value. If a target home receives enough interest from our buyers, Secconda will acquire it and offer it under our co-ownership system.
